I've been doing real estate in Central Massachusetts since 2015, and I'll be honest with you — I've never seen a spring market quite like this one. Interest rates are stabilizing, inventory is still tight in the places people want to be, and buyers who sat on the sidelines through 2024 and 2025 are finally ready to move. That means the window to get into these neighborhoods before prices jump again is right now.

I put this guide together because I get asked the same question every single week:


"Andrea, where should I be looking?" So here it is — my honest, on-the-ground take on the Central MA towns that deserve your attention in 2026.


1. Shrewsbury — Still the Standard-Bearer


I'm biased — I've lived here 25 years and built my business here — but the numbers back it up. Shrewsbury continues to command strong median prices (routinely above $550K for single-families) because the fundamentals are rock solid: top-tier schools, easy Route 9 and 290 access, and a downtown that has quietly gotten a lot more interesting.


What's driving 2026 demand:

• New construction near Shrewsbury Center is drawing young families from Worcester and MetroWest.

• The commuter rail at Grafton (one town over) makes it viable for Boston commuters who want space.

• Limited inventory is keeping competition fierce — pre-MLS and off-market listings move within days.


Andrea's tip: If you're a seller in Shrewsbury, spring 2026 may be your best pricing window in three years. Call me before you list — I'll show you what's happening off-market.


2. Northborough — The Quiet Overachiever


Northborough doesn't make noise. It doesn't need to. Buyers who discover it usually kick themselves for not looking sooner. It sits right at the intersection of I-290 and I-495 — a commuter sweet spot — and it has that small-town feeling that's getting harder to find the closer you get to the city.

What I'm watching in Northborough this year is movement in the $450K–$550K range. That's where there's still relative value compared to Shrewsbury and Westborough. First-time buyers who got priced out elsewhere are finding real opportunity here, and the school district is genuinely excellent.

Andrea's tip: Northborough moves fast. I've seen homes go under agreement within 72 hours of hitting the MLS. If this town is on your list, come in pre-approved and ready.


3. Grafton — The One Everyone's Suddenly Talking About


Grafton was the town you'd buy in when you couldn't afford Northborough. That narrative is changing — fast. The commuter rail station (Grafton Station on the Framingham/Worcester Line) has been a quiet but powerful pull for remote workers who need to go into Boston a few days a week.

In 2025 we saw Grafton's median price close the gap with Northborough by nearly 8%. That trajectory isn't stopping. Add in the trail networks, the reservoir, and a genuinely charming town common, and you have the makings of a neighborhood that will look very different in five years than it does today.

Andrea's tip: Investors and move-up buyers, pay attention. The spread between Grafton and neighboring towns still represents real value — but that window is narrowing every quarter.


4. Holden — The Hidden Gem for Families


Holden sits just north of Worcester and it genuinely has everything a growing family wants: strong schools (Wachusett Regional is one of the best high schools in the state), gorgeous lakes and outdoor recreation, and a community vibe that reminds me of what Shrewsbury felt like fifteen years ago.


I've seen a real uptick in families relocating from eastern MA to Holden specifically because they get significantly more home for their money while staying in a community that doesn't sacrifice on quality. Median prices are still below $500K for a solid single-family, and that will not last forever.


Andrea's tip: If you have kids in middle school and are thinking about moving before high school, Holden should be at the top of your list. Wachusett Regional is that good.


5. Worcester — The City Rewriting Its Own Story


I received the Key to the City of Worcester in 2017. I mention that not to brag — I mention it because this city has given me so much, and I watch what's happening downtown with genuine excitement.


Worcester is in the middle of a real revitalization — Polar Park has been a catalyst, Kelley Square has finally been reimagined, and the medical and biotech corridor near UMass Memorial is attracting a younger, professional demographic that wants to live walkably. Condos and multi-families in the Elm Park and West Side neighborhoods are getting serious attention from investors and first-time buyers alike.


Andrea's tip: If you're open to a condo or a two-family as your first purchase, Worcester gives you more square footage and upside than almost anywhere else in the region right now.


The 2026 Market: What You Need to Know Before You Move


Here's the honest summary of what I'm seeing across all of Central MA heading into summer 2026:


• Inventory is up slightly from 2025 but still historically low — expect competition on anything priced well.

• Rates have stabilized in the mid-6% range, which has brought buyers back off the sidelines.

• Days on market have compressed again — we're back to 10–21 days in the strongest neighborhoods.

• Sellers who price correctly are getting at or above ask. Overpriced listings are sitting.

• Pre-approval is non-negotiable. If you're not pre-approved, you're not competitive.
